Is there a minimum term for office leasing? 
All office lease proposal’s are based on a 5 year lease term

Are the office spaces defined in the floor plans 'fixed' or is there an option to reconfigure available space to suit our needs? 
There are no fixed office spaces.   All spaces are built with a specific tenant in mind

When can we move in?
As soon as a lease is signed, build out will take approximately 60-90days, then a tenant may move in.

What type of 'build-out' options are available for the space? 
The space is delivered in shell condition.  The Landlord will provide a generous Tenant Improvement allowance which is applied toward build-out costs. This allowance is generally sufficient for a standard level of finish. 

What is the parking allocation for office tenants and their guests? 
The ratio is about 4/1000 square feet

Is there handicapped parking on each level of the parking structure?
Yes, it is located near the entrance ramps into each building

Is there a lobby space? 
Yes, all buildings with office space have a common area lobby on each floor.

Are there common area maintenance fees associated with the lease?  
Yes, this is referred to as the operating contribution.

How are utility charges handled?  
General utilities are included in the operating contribution. Specialty utility requirements are subject to sub-metering and re-billing to the Tenant, depending on the nature of the requirement.

Is there 24/7/365 access to office space?  
Yes, access will be managed through a key-card or number pad controlled access system, but tenants and their employees will have 24/7/365 access to their space.

Who provides and manages cleaning services? 
Landlord will provide and manage cleaning services.
